William R. Patton

Chairman and founder of Pacific Newport Properties, Inc.

Mr. Patton began his career with Daum in Southern California as an industrial real estate broker.  He then joined Chicago-based Homart Development Company, at the time one of the most prolific regional shopping center development firms in the United States. His responsibilities included mall tenant design planning and development, major tenant leasing and management of fifteen regional malls across the United States.

Later as Director of Shopping Center Development with W. R. Grace Development Company Mr. Patton focused on all phases of development including property acquisition through major tenant leasing of neighborhood and community major anchored shopping centers and specialty centers in the western United States. Mr. Patton is a graduate of the University of Southern California.

Jon B. Patton

President

Mr. Patton currently manages light industrial and manufacturing facilities to large-scale distribution centers for PNP.  His duties range from leasing, tenant relations, as well as working closely with brokers, service providers, lenders, and government agencies.  Mr. Patton divides his time between property management and new development for PNP.  He has contributed to the analysis of future development and rehabilitation projects.                                                     

In 2007 he was selected by the National Association of Industrial and  Office Properties (NAIOP) to participate in their prestigious invitation-only Young Professionals Group (YPG), a yearlong intensive program of practical working seminars directed by veteran industry leaders.  Mr. Patton remains active in YPG and NAIOP, is a member of IREM the Institute of Real Estate Management, and is active with several Chamber of Commerce affiliations.  Mr. Patton is a partner in several PNP projects.

Prior to joining PNP, Mr. Patton spent ten successful years at Spelling Television studio and Fox Broadcasting Company (network) as a drama development executive with responsibilities ranging from initial project inception, dealing with corporate business affairs, developing the project with writers, producers and directors on to the eventual high level selection of pilot/production process to eventual air.  Now more of a hobby interest, Mr. Patton continues to occasionally produce television specials for Fox and consults on drama series, time permitting.  In 2014, he developed and co-produced a television special with actress Betty White’s full participation which earned him a production award from the National Press Club.  Another special with business mogul Hugh Hefner’s full participation was also nominated.  Mr. Patton is a graduate of Chapman University.

Sue A. Smith

Vice President

Ms. Smith oversees PNP’s overall operations and property management, PNP’s land use entitlements, economic proforma analysis, budgets and the administration of the Company. She currently serves as the company’s Controller.

She is active in property management ranging from maintaining the books and records for each of the properties, tenant relations, and development to property management budgets. Ms. Smith has had concentrated experience in the areas of accounting, bookkeeping, coordinating construction loan draws, contractor construction documentation, lender and client reports. Ms. Smith is also a member of the Institute of Real Estate Management and is a Notary Public.

Ms. Smith joined PNP in 1991 and is an integral contributor to the success of the firm and a partner in several PNP projects.

Sandra K. Dilgard

Vice President

Ms. Dilgard is involved in all PNP development, management, land use entitlements, and economic proforma analysis.  Ms. Dilgard’s professional background includes experience in accounting, insurance, escrow and title affording PNP a particularly high level of expertise in these areas.

Ms. Dilgard works closely with PNP staff on all development and property management activities and related budgets. She joined PNP in 1982 following a successful career with First American Title Company as an escrow officer.  Ms. Dilgard is a graduate of Arizona State University and has been a partner in several projects.

Marshall P. Wilkinson

Consultant

Mr. Wilkinson is a graduate of the University of Southern California with a Bachelor of Science Degree in Business with a Real Estate and Finance emphasis and a Master of Business Administration Degree.                                                              

He worked with William Patton at W. R. Grace Development Company in a similar deal maker position supervising project development and major tenant leasing throughout the western United States.                                                       

Mr. Wilkinson offices with PNP, operating his own firm, and is available on a consulting basis for PNP development, construction, leasing and management projects. He  has been a partner in a number of PNP projects.

Robert M. Harding

General Contractor/Consultant

Commencing in 1997 Robert Harding began a long term association with PNP to construct a number of industrial buildings optimizing cost efficiency and quality control. Mr. Harding was the general contractor for over three million square feet of PNP’s development projects.                             

Mr. Harding is a licensed general contractor in the State of California with over thirty-eight years of experience in retail, commercial, light industrial and office construction leading to front-line management of, and bottom-line responsibility for, operation of a $100 million (annual sales) general contracting firm. His areas of expertise include: pre-construction services; construction management; site procurement and feasibility analysis; estimation/bid Proposals; and contract negotiation.

Mr. Harding’s profound interest in the construction industry has lead him to maintain a long term position as a professor and lecturer for the College of Engineering, California State University, Long Beach.                                                       

He has maintained relationships with the most sought after construction professionals in the industry and has greatly contributed to PNP’s project design, construction proformas and the selection of architects, engineers and subcontractors.

Mr. Harding offices in PNP’s headquarters building, maintaining a close relationship sharing office access and prompt communications for all of PNP’s construction requirements, whether minor property management assessments, tenant improvements, major rehabilitation or new construction planning and construction.
